  • Building Type: Ideally freestanding, but we will consider in-line/end cap space.
  • Lot Size: One to two acres
  • Road Frontage: 200 feet preferred
  • Prototypical Building Size: 9,315 square feet
  • Adjacent Outdoor Play Area: Minimum of 3,000 square feet but varies by state and local municipality (call for more details)
  • Parking: Per local code (minimum of 30 spaces)
  • Accessibility: Easy ingress and egress
  • Zoning: Child care permitted by right or conditional/special-use permit

Deal Criteria

  • Acquisition Method: Build-to-suit lease or land purchase (no ground leases, please)
  • Minimum Lease Term: 15 years
  • Renewal Options: Three five-year options

Demographic Criteria

  • Population: 50,000 (five-mile radius)
  • Average Household Income: $70,000 (five-mile radius)
  • Children Under Age Five: 3,000 (five-mile radius)

Trade Area Criteria

  • High growth
  • Ideally near elementary schools
  • Near new housing growth
  • Convenient to employment and business centers
  • Convenient to commuter routes
